The Coorparoo House Market

Houses in Coorparoo are commanding a median weekly rent of $820, up from $750 a year earlier, an increase of 9.3% over the past twelve months. This has come alongside a small softening in the rental yield, which now sits at 2.4%, reflecting the fact that house values have grown even faster than rents over the same period.

There were 203 rental rate observations recorded for houses in the twelve months to June 2026, giving a solid picture of consistent tenant demand across the suburb.


The Coorparoo Unit/Townhouse Market

Units and townhouses are renting for a median of $640 a week, up from $585 a year ago, a rise of 10.3% over the past twelve months. The rental yield for units currently sits at 3.7%, which remains noticeably stronger than the house market and reflects the more accessible entry price point for investors.

With 641 rental rate observations recorded over the past year, the unit market in Coorparoo continues to attract a steady and active pool of tenants.
