Coorparoo House Market Update

Houses in Coorparoo are having a strong run. The median house value reached $2.047 million in June 2026, a rise of 22.5% over the past twelve months. Sales activity has eased slightly, with 171 houses changing hands in the past year, and the median sale price sitting at $1,725,000, ranging from $1,430,000 at the lower quartile to $2,245,000 at the upper quartile.

Homes are also taking a little longer to sell than they once did, with the median time on market now sitting at 32 days, up from around 24 days a year ago, which points to buyers taking a more considered approach even as prices continue to climb.

Coorparoo Unit and Townhouse Market Update

The unit and townhouse market in Coorparoo has been just as active. Median unit values rose to $939,735 in June 2026, up 23.8% over the year, a pace of growth that has actually outstripped houses. There were 231 unit sales recorded in the past twelve months, with a median sale price of $820,000, ranging from $742,500 to $960,000 across the lower and upper quartiles.

Units are also moving noticeably faster than houses, spending a median of just 12 days on the market, which reflects strong ongoing demand from both owner occupiers and investors drawn to the suburb’s convenience and lifestyle.
